Every analysis returns a verdict that sits on these six pillars. No upside framing, no urgency copy, no rush to buy.

    The 0–10 RendIQ score weighs yield, cash flow, payment-to-rent ratio, and market-price gap. Above 7.5 is a buy; below 4.5 is a walk-away. Anything in between gets a written reason.

    What's the cash flow?

    Monthly cash flow after mortgage, taxes, insurance, vacancy, and maintenance. The number you actually keep, not the gross rent.

    Is the market overheating?

    Asking price compared against the rolling 24-month median €/m² for the precinct, with confidence bands when comps are sparse.

  4. 04

    What are the risks?

    Eight flag codes from the same engine that runs the score: thin DSCR, single rental comp, rent control, age of roof, deferred maintenance. Always shown above the verdict.
